3. Booking Terms & Conditions
3.1 Prices & Taxes
All prices displayed on the website include Value Added Tax (VAT).
Climate Crisis Resilience Tax:
A mandatory Climate Resilience Tax (previously overnight stay tax) is payable by the guest upon check-in. This tax is charged per room, per night, and is based on the hotel's official star rating (e.g., for a 4-star hotel: €10.00/night from April to October). This tax is not included in the room price shown online and will be added to your final bill.
3.2 Reservations & Payment
Contract Conclusion:
A booking contract is concluded when you receive a written confirmation (email) from us after providing your details and making the required payment/deposit.
Deposit:
We may require a deposit of up to 50% of the total reservation cost to secure your booking, or the cost of one night's stay.
Payment Methods:
We accept:
- Credit and debit cards (e.g., Visa, Mastercard, Maestro)
- Bank transfers
- Cash payments at the hotel
- Cash payments are accepted for bills below €500, in accordance with Greek law.
Guaranteed Accommodation:
Despotiko SA guarantees the availability of the room type booked. If unforeseen circumstances prevent this, we will provide alternative accommodation of the same or higher standard at no extra cost, covering reasonable transfer expenses.
3.3 Cancellation & No-Show Policy
Right of Withdrawal (Distance Contracts): As per Greek consumer law, you have a 14-day right of withdrawal for services booked online, unless the service is tied to a specific date or period (e.g., hotel accommodation for a fixed stay). Therefore, our specific cancellation policy applies to hotel stays.
Note: Specific promotional offers or non-refundable rates may have different, stricter cancellation terms, which will be clearly stated during the booking process.
3.4 Check-in & Check-out
- Check-in: From 15:00 on the day of arrival
- Check-out: By 11:00 on the day of departure
Late Check-out (subject to availability):
- Until 18:00 (6:00 PM): 50% of the daily rate, subject to availability
- After 18:00 (6:00 PM): Full day's rate charged, subject to availability
4. Guest Obligations & Hotel Liability
4.1 Guest Conduct
Guests must behave appropriately, respect other guests and staff, and comply with hotel regulations. Inappropriate behavior may result in guests being asked to leave without refund.
4.2 Damage
Guests are responsible for any damage caused to the room, furniture, or hotel property by themselves or their visitors. Despotiko SA reserves the right to charge your credit card for any damages incurred.
4.3 Valuables
Guests are strongly advised to store money and valuables in the in-room safe. Hotel liability for loss or damage to personal belongings is limited in accordance with the Greek Civil Code. The hotel is not liable for losses caused by force majeure events (e.g., earthquakes, fire) or guest negligence.
4.4 Smoking
Smoking is strictly prohibited in all rooms and indoor public areas of the hotel.
4.5 Pets
Pets are not permitted, but are welcome under specific conditions and with previous agreement with the hotel, as per Greek Animal Welfare Laws.
5. Data Protection & Privacy
Your personal data is processed in accordance with the GDPR and our comprehensive Privacy Policy and Cookie Policy, accessible via links in the website footer. By using this website and making a booking, you consent to this processing.
6. Applicable Law & Jurisdiction
These terms are governed by the laws of Greece. Any disputes arising from these T&Cs or your stay at Hotel Despotiko will be subject to the exclusive jurisdiction of the Courts of Athens, Greece. We encourage negotiation or mediation for dispute resolution where possible.
Despotiko SA reserves the right to amend these T&Cs at any time. The T&Cs in effect at the time of your booking will apply.
